The Experiences
01 — The Sauna
A cedar sauna built to face the mountains through two tall panes of glass. Warm up slowly, step out into the cold Catskills air, and do it again. The kind of morning ritual you find yourself thinking about long after the drive home.
02 — The Spa
The premium of premium spas, perched on the deck to face the valley, glowing with rim light after dark. Best entered just as the ridge turns amber and the cold begins to bite. You will not want to get out.
03 — The Fire
Seating on three sides of the fire pit, the whole group facing in. Nothing behind the flames but mountains and stars. This is where the weekend stops being a trip and turns into the story you tell for years.
04 — The Table
A table set for everyone, the grill still warm, the second bottle open, string lights overhead. The kind of dinner where nobody wants to be the first to leave — and the mountains hold the whole scene.

About 2 hrs via I-87 N to Exit 21, then NY-23 W. The last 30 minutes are the pretty part.
Ample gravel parking for up to 4 vehicles. Need more? Just let us know in advance.
Cell is light (Verizon best). Strong WiFi throughout the main house — details in the welcome binder.
Check-in 3:00 PM, check-out 11:00 AM. Early check-in by request when possible.
Keypad entry. Your code arrives 24 hours before you do. No keys, no front desk.
Strip the beds, start the towels, take trash to the bin. Full checklist on the fridge.
Text the host number in your confirmation. We respond quickly, day or night.
Heats in 20–25 min. Controls on the exterior panel. Outdoor shower adjacent; towels on the bench.
Held at 104°F, ready on arrival. Replace the cover when not in use. No glass near the water.
Wood and kindling stacked nearby. Lighter and tools in the box. Fully extinguish before heading in.
Propane grill under the awning, tank full. String lights on a timer, 8 PM–1 AM. Heaters in the closet.
Fully stocked. Drip coffee and French press. Nearest market 15 min in Windham.
Wood-burning fireplace; starter logs in the basket, instructions above the mantel.
Basement projector and surround sound with guest-mode streaming. Remote guide on the stand.
Linens and extra blankets in each room; more towels in the hall closet.
No smoking indoors. Outdoors only, away from structures. Discard butts in the outdoor bin.
Pets. Dogs welcome with prior approval — max 2, $75/stay fee. Please keep them off furniture and beds.
Quiet hours 11 PM–8 AM. This is a quiet rural community; sound carries on the mountain.
Registered guests only. No unregistered overnight visitors; day visitors by pre-approval.
Fire safety. Never leave the fire unattended; extinguish with water before going inside.
Events. Small celebrations welcome. Larger events (50+, vendors, amplified music) need written approval.
Checkout condition. Dishes done, trash out, beds stripped, spa covered, fire cold. Leave it as you found it.
